Formed at the heart of the Village Centre Building, our care homes are central to the community and whilst all have their own lounges, dining rooms and other communal areas, you and your family are welcome to use all of the extensive Village facilities.
Typically, the minimum age is 55 although this can vary depending on location. If you are a couple, only one of you need to meet the minimum age
All properties are sold on a 125-year lease (or balance thereof). This ensures the buildings, communal areas, grounds, gardens, facilities and services are maintained to the very highest standards.
One of the benefits of moving to a Cinnamon Retirement Village is the range of services provided via the service charge, all designed to make your life easier and more pleasurable. Services covered include:
Village Manager and all other support staff such as administration, activities team, maintenance and estate team.
Emergency 24-hour call monitoring and response.
Transport service providing regular scheduled trips to local shops, towns and places of interest. Transport to local GP, hospital, dentist appointments.
Daily events and activities programme organised by the retirement villages own Events & Activities team.
Cleaning, heating and lighting of communal and common areas.
Building insurance.
Maintenance and upkeep of the Retirement Village including the exterior of your apartment e.g. window cleaning.
Gardening team to ensure the gardens and grounds always look their best.
Reserve fund which is built up over time so that funds are available for major repairs and improvements.
An annual ground rent is payable by each leasehold Retirement Apartment/Retirement Suite and is increased every 5 years. The ground rent will be increased either by a proportion equivalent to any increase in Retail Price Index (RPI) or the initial rent x 2.5% per annum compounded, whichever is the greatest.
In a Retirement Apartment you are responsible for paying all your household bills. In a Retirement Suite your gas, electricity and water rates are all included within your Suite Fee. You will still be responsible for your telephone, broadband, TV licence (if under 75) and council tax.
All internal maintenance and repairs of the property are your responsibility. Redecoration, replacements of carpets, bathroom and kitchen is allowed however, if you wanted to make structural changes e.g. removal of a wall, then consent would need to be obtained from the Freeholder (Cinnamon Retirement Living).
Yes, all staff are employed by Cinnamon Retirement Living. On joining, each member of staff goes through a thorough induction period followed by on-going training and progression opportunities. All members of staff have a DBS certificate (Disclosure and Barring Service)
Learn more about DBSIf you have a vehicle we will allocate a parking space close to your apartment. This space is yours for as long as you have a car. If you no longer have a car then the space becomes a communal parking space. There is no charge for the allocated parking space.
The Retirement Village is a mix of traditional and modern security. One of the best forms of security are our staff who are on-site 24-hours a day. There is monitored and recorded CCTV throughout the site, entrance to Retirement Apartments is by video entry.
Cinnamon Retirement Living provides a free estate agency service when the time comes to sell your apartment. Our Village Advisers will be able to help in ensuring the property is promoted and presented at its best, as well as advising on what price the property should be marketed at. You can appoint your own estate agent but you will be liable for all their fees.
Cinnamon Retirement Living charge a Transfer Fee of between 6% - 10% depending on how long you have been living in the Village. This fee is to provide a return on the substantial capital investment made to provide a high quality environment and communal facilities for you to enjoy as a right under your lease. The transfer fee provides a return on this investment over the lifetime of the development. The Village Advisers will be able to provide you with further information about the Transfer Fee.
Yes. If you decide that you would like to move to a Village Suite and take advantage of the Hotel style package then this is possible. Like any house purchase, unless you had sufficient funds to buy the Retirement Suite, you would need to sell your Retirement Apartment first which our Village Advisers would assist you with.
If you were to move from a Retirement Apartment to a Retirement Suite, you would only pay the Transfer Fee on the difference. For example, if you sold your Retirement Apartment for £450,000 and bought a Retirement Suite at £250,000 you would only pay the Transfer Fee on £200,000. When you eventually come to sell the Retirement Suite, you will then pay the Transfer Fee on the price it sells for. The Village Advisers can provide further worked examples if required.
One of the major benefits of a Cinnamon Retirement Village is the reassurance that differing levels of care is available should it be needed. We will always give preference to residents should they need to move to the care home, either on a permanent or short-term basis.
Yes, pets are welcome within the Village. Our priority is our residents so prior approval will be required by the Village Manager as we need to consider other residents and staff.
There is guest accommodation which we make available to friends and family at a discounted rate. This will need to be booked in advance to ensure availability. Our Village Advisers will be able to advise on availability and costs.
Yes, you may well be entitled to Attendance Allowance which is not means tested. We would recommend that you speak to Age UK who will be able to give you further information and advice.

The team provide a variety of care and support packages ranging from companionship, escorting on GP visits to help washing and bathing. For residents who have limited mobility or an illness, our team will even provide a dog walking service!
No, all care via the Domiciliary Care Team is on a bespoke basis and is usually split into 15 minute packages. This means you could have, for example, a package which is for an hour a day which is split into 4 x 15 minute visits or 2 x 30 minute visits. Should a resident activate the emergency call system then a member of the team would attend.
No, the Domiciliary Care Team can only provide personal care to residents living in the apartments. If nursing care is required this can be provided in our Care Home.
Yes, the agency is regulated and inspected by the Care Quality Commission (CQC) which is a government appointed body to regulate and inspect health and social care services in England.
No, the agency is owned and operated by Cinnamon Retirement Living. Although we are permitted to provide care packages to the local area we have chosen to only provide care and support to those living in the Cinnamon Retirement Village in order that we can manage the provision of quality care for our residents better.
The care home provides personal, nursing and dementia care, each within their own community. All communities have their own facilities such as dining room and lounge
Yes, one of the advantages of a Cinnamon Retirement Living care home is all the on-site facilities and social opportunities which are available.
No, this is your home so family and friends are welcome to visit at any time.
Yes, all rooms have an en-suite with toilet, basin and shower.
All rooms are fully furnished including an electric profiling bed, armchair, table, dressing table and chair, wardrobe and TV. We would encourage you to bring personal furniture, ornaments and pictures to make this space your own.
Yes, all rooms have their own direct dial telephone and WiFi connectivity. Our phone system means you can even bring your current landline telephone number with you! Call charges to all UK landlines and mobiles are included.
There are assisted bathrooms available which are specially adapted with ease of access. We also have therapeutic experience baths available at all villages.
We believe in being open and transparent and that is why our fees are all inclusive with no hidden extras. The fee includes all your care, your room, food, drinks, hair salon, chiropody, daily newspaper, TV licence, Freeview TV, telephone (subject to fair usage) and broadband.
No, rates are dependent upon the level of care required as well as the room chosen. The Village Advisers can advise on individual room rates and, should you wish to move to another room at a later date, whether the fee will alter.
Yes, due to the costs associated with staffing and running the care home increasing on an annual basis, your fees will increase annually so budgeting for this is important.
The only other time your fees would change is if your care needs alter. In these circumstances we will conduct a full review and give you four weeks’ notice prior to the change.
Yes, we require a four-week deposit, two of which are refundable subject to the room being cleared. This fee is to cover administration costs and time spent collating and preparing a care plan. TBC
Yes, by moving to a care home you may well be entitled to Attendance Allowance which is not means tested. We would recommend that you speak to Age UK who will be able to give you further information and advice. If you are receiving nursing care then you may be able to receive Funded Nursing Care through the NHS. Please speak to either the Head of Care or Village Advisers and they will be able to assist you with claiming for this.

Someone who has complex healthcare needs may be eligible for Continuing Health Care funding by the NHS. To be eligible you will be assessed by local health professionals with the decision being made by a Clinical Commissioning Group (CCG). CHC funding is regularly assessed and can be withdrawn if care needs reduce. Should the CHC fee be below our rates we would require a ‘top up’ to our normal fee. Our Head of Care would be happy to explain more about this funding if required.
Cinnamon Retirement Living is a private care home operator and we pride ourselves on the luxury environment, quality care, excellent hospitality services and dedication of our activity and events team. Our fees reflect the cost of maintaining this high level of service and environment provided. Staff costs are a major part of our expenditure in providing these high standards and we are not prepared to compromise on this. For this reason, unless there is a top up to the full fee, we are unable to accept local authority funded admissions.
A lasting power of attorney (LPA) is a legal document that lets you appoint one or more people (known as attorneys) to help you make decisions or to make decisions on your behalf.
